The manifestations of land tensions in Ivorian cities in general and especially in Adzopé in the face of rapid urbanization are observed in different forms and generate many problems. This study aims to show the link between urban sprawl and land tensions in the city of Adzopé. In the data collection two (2) methods were used to gather all the information necessary for this study. These include secondary sources and primary sources. Secondary sources have provided access to general and specific documents dealing with land tensions in general. All this data was then obtained by using the techniques of collecting primary sources consisting of participant observation and field survey. The study shows that 78.3% of the population surveyed were faced with a land dispute, compared to 21.7% who were not victims of land conflicts in Adzopé. At the level of land policy, ignorance of the land code is the main factor with 53.3% of households surveyed. In addition, the factor of anarchic housing developments within the city of Adzopé is very important with 37.9%. Also, at the level of economic factors, it appears that in Adzopé the cost of land is high and varies between 1,500,000 to 2,000,000 FCFA is estimated at 33.3%.

Les manifestations des tensions foncières dans les villes ivoiriennes en général et en particulier à Adzopé face à l’urbanisation rapide s’observent sur différentes formes et engendrent de nombreux problèmes. Cette étude vise à montrer le lien entre l’étalement urbain et les tensions foncières dans la ville d’Adzopé. Au niveau de la collecte des données deux (2) méthodes ont été utilisées pour réunir toutes les informations nécessaires à la réalisation de cette présente étude. Ce sont entre autres les sources secondaires et les sources primaires. Les sources secondaires ont permis d’avoir accès aux documents généraux et spécifiques qui traitent des tensions foncières en général. Ensuite, toutes ces données ont été obtenues grâce aux techniques de collecte des sources primaires constituées d’observation participante et d’enquête de terrains. Il ressort de l’étude que 78,3 % de la population enquêtée ont été confrontées à un litige foncier contre 21,7% non victimes de conflits fonciers à Adzopé. Au niveau de la politique foncière, la méconnaissance du code foncier est le principal facteur avec 53,3% des ménages enquêtées. En plus, le facteur de lotissements anarchiques au sein de la ville d’Adzopé compte beaucoup avec 37,9%. Aussi, au niveau des facteurs économiques, il ressort qu’à Adzopé le coût des terrains est élevé et varie entre 1.500.000 à 2.000.000 FCFA est estimé à 33,3%.
